​HOTEL TERMS & CONDITIONS

INTERNET CONNECTION

The Seraya does not provide any internet connection in the entire resort property.

 

OFFICIAL DOCUMENTS TO PROVIDE

In order to comply with government regulations, your ID card or passport must be submitted upon check in at our hotel. Copies of identification will then be submitted to the relevant government offices.

 

RATES 

All rates are quoted in Indonesian Rupiah currency, exclusive 21% government tax and service charge. Rates may increase without notice. Rates as advertised on the The Seraya website or any other website or promotional material are subject to change at any time and may increase or decrease at the hotel’s discretion, however will honour price quotes provided they are still valid. . 

 

MINIMUM STAY

The Seraya has a minimum-stay policy of 2 nights during high and or peak season period with respect to advertised room rates. Guests requesting single-night stays may contact us directly: info@theseraya.com. Single-night stays incur a 30% surcharge, non-negotiable. 

 

INCLUSIONS

Room rates are based on double occupancy and include complimentary airport transfer upon check in and check out, island transfer upon check in and check out (please see schedule below), breakfast, all snorkelling gear, SUP boards and kayaking equipment.

RESORT PICK UP

We do not offer Resort pick up. Guests who are already in Labuan Bajo are required to rendezvous at our partner cafe, Bamboo Cafe, located centrally on Jalan Soekarno Hatta. Meeting time is 10.30 AM/1.30 PM at the Bamboo Cafe in time for 11 AM or 2 PM the island transfer. Guests will be met by a member of staff and brought to the harbour for transfer to the island. Please contact The Resort for confirmation Bamboo Café operating hours.

TRANSFERS TO SERAYA KECIL

The Seraya offers complimentary airport pick up and drop off as well as complimentary island transfers within the following schedule:

• Upon check in depart Labuan Bajo at 11 AM & 2 PM

• Upon check out depart The Seraya at 10 AM & 1 PM

Please consider this schedule when booking flights and other travel arrangements.

 

If transfers required outside of this schedule will incur an extra fee:

• Wooden Boat : IDR 1,500,000++ per boat per trip

• Speed Boat : IDR 2,500,000++ per boat per trip

 

As a complimentary service The Seraya Resort has strict boat scheduled departure times from both Labuan Bajo and The Seraya Resort. Whilst we do extend flexibility where possible, we can not be accountable for flight delays and arrivals. In the instance where flights are delayed more than 20 minutes the transfer boat will depart Labuan Bajo regardless of the circumstances. If a private transfer is needed it is at the expense of the late arrival guest. We highly recommend that all guests give themselves ample time pre-departure for the resort.

 

CHILDREN

The Seraya is a child-friendly hotel with plenty of activities to to keep kids of all ages busy. Individuals above the age of 11 are considered adults. 

Children aged 3 years old and under stay for free when sharing a room with one or more paying adult(s), using existing bedding. Children less than 3 years old will get free of charge breakfast older than 3 years old will charge an additional extra bed at IDR 1.000.000 ++ per night.

As the parents, guardians, or chaperones of children you are personally and legally responsible for and must supervise them at all times.  

 

For safety reasons, please do not leave children unattended in guest rooms or allow them to roam the hotel property unsupervised.  

 

Children under the age of 11 years old are not allowed in the swimming pool without being accompanied and supervised by their parent/guardian/chaperone. 

 

Guests’ should also note the hotel does not offer babysitting services and there is no kids club. 

 

We do not stock kid-sized snorkelling gear; guests are encouraged to bring their own. 

 

We do however, provide a kids menu and special dining arrangements may be made.

ROOM CAPACITIES AND EXTRA BEDDING

3 people with additional chargeable 1 extra bed for the 3rd person as mention below (extra bed charge is inclusive with breakfast) 
2 adults with 2 children (1 child under 3yo can sleep on existing bedding and 3-11 yo of age with an additional chargeable 1 extra bed)
When an extra bed is brought into the guest room, the applicable extra bed charges shown in below will always apply.

 Room capacities vary on bungalow type:

• Absolute Beachfront Bungalows: 2 pax only - No extra beds

• Absolute Beachfront Family Bungalows: 4 pax - No extra beds

• Hillside Garden Bungalows & Canopy Seaview Bungalows: 2 pax with an option for 1 extra bed (maximum 2 adults & 1 child)

Extra bed prices are as follows: 

• Complimentary cot for babies (aged 1-3)

• Extra beds for children (aged 3 -11yo) IDR 1.000.000++ per unit per night
  Extra beds (guests aged 11yo and above) IDR 1.300.000++ per unit per night

The extra bed cost covers all standard inclusions (airport pickup, island transfers, complimentary breakfasts, water activity gear). All extra guests must be booked in with an extra bed. The Seraya reserves the right to refuse entry to any additional guest exceeding the maximum occupancy.

BOOKING PROCESS

• All reservations should be made in writing, including first and last name, arrival date, departure date, address, email address.

• All reservations are subject to availability and acceptance by the hotel at the time of booking.

• Reservation can be made directly to: info@theseraya.com

• To be confirmed, all reservations must be fully pre-paid prior to the arrival and accordingly to the payment schedule. 

• We accept payment by credit card (Visa and Master Card) and bank transfer. A copy of bank transfer should be forwarded to the hotel as a proof of payment. 

• In case of any payments not done on time, the rooms will be automatically released.

• The Seraya is not responsible for weather conditions, personal emergencies, or schedule changes.

CANCELLATION POLICY

A cancellation fee of 50% of the total price if the Guest cancels after reservation and the total price of the reservation if the Guest cancels in the 30 days before arrival.

 

An administration fee of IDR.2,500,000 is applicable to process the refund.

 

NO-SHOW POLICY

In case of No-Show and without cancellation received in the due time:

• The full length of stay will be charged and the balance of your reservations will be cancelled

 

LATE ARRIVALS & EARLY DEPARTURES

Guests experiencing any itinerary changes including delays or early departures will not receive refunds on shortened stays. Guests are encouraged to take out travel insurance to ensure they are covered in the event of flight cancellation/delays or natural disasters impeding their stay at The Seraya.  

 

The Seraya is not responsible for weather conditions, personal emergencies, or schedule changes.

 

WATER ACTIVITIES & TRIPS

Snorkelling and kayaking are enjoyed by all guests at The Seraya, we encourage guest to bring your own. It is important for guests to be aware of tides and currents when exploring our own and neighbouring islands. Guests are requested to speak with management if they are unsure of conditions and to alert our staff when taking trips. Snorkelling can be a strenuous activity. Please use caution and inform our crew of any medical conditions.

Expeditions into Komodo National Park are guided by The Seraya staff with all excursions offered by The Seraya Resort.  It is important to inform all relevant staff of any medical conditions or concerns. Komodo National Park and its surroundings are subject to strong currents and extreme conditions. All visitors to the park are expected to respect the environment by not touching or taking anything, keeping a safe distance from the wildlife and leaving only footprints behind.

AGE REQUIREMENT

Guests must be 18 years and older. Guests under the age of 18 must be accompanied by an adult.

CHECK IN 

Unless otherwise stated in the specific rate plan terms & conditions, check in time is 1400 hours. Early check-in may be requested in advance, but is based on room availability upon arrival. Should guest wish to secure the availability of the accommodation for an early check-in before 1400, the booking should be made and paid for the previous night.

 

CHECK-OUT

Unless otherwise stated in the specific rate plan terms & conditions, check out time is 1100 hours. Extension of check out time until 1800 is subject to space availability and will be charged 50% based on published rate of the day. Check out after 1800 is subject to one night room charge at published rate of the day.

 

PAYMENT

Advance deposit is required upon check-in for personal expenses. Incidental charges must be fully settled prior to departure. Major credit card such as Visa and MasterCard are accepted. Indonesian Rupiah (IDR) is the only currency accepted in the hotel. Checks and foreign currency not accepted.

 

DAMAGE TO HOTEL PROPERTY

The Seraya reserves the right to charge guests the cost of rectifying damage or soiling, caused by accidental, deliberate, negligent or reckless act of the guest to the hotel’s property or structure. Damage to rooms, fixtures, furnishing and equipment including the removal of electronic equipment, towels, art work, etc. will be charged at 120% of full and new replacement value plus any shipping and handling charges. Any damage to hotel property, whether accidental or wilful, is the responsibility of the registered guest for each particular room. Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest.  In extreme cases, criminal charges will be pursued.

DAMAGE TO MATTRESSES AND BEDDING
Damage to mattresses and linen including; towels, mattress pads, sheets, bedspreads, blankets resulting from the use of body oils, make-up, nail-polish, etc. will result in a charge for the special cleaning, repair or replacement of the damaged article.

 

SAFETY DEPOSIT BOX

Guests are encouraged to keep their valuables in the in-room safe. The hotel shall not be liable for the loss of money or other personal valuables during your stay.​

 

PROHIBITED ITEMS

The following items are not permitted in the Resort premises:

• Flammable, explosive or otherwise hazardous materials 

• Objects emitting a foul odour

• Unregistered firearms or other weapons 

• Objects of an unusually large size or in unusually large quantities 

• Articles related to use in gambling, prostitution, smuggling or other illicit acts

• Illegal drugs or other articles, the possession of which is prohibited by the laws of Indonesia

• ​Durian fruits

The Seraya reserves the right to refuse entry to any guest found to be in possession of prohibited items. Guests shall be solely liable and responsible for all loss financial or otherwise, and damage that may be caused by such items.

 

EXCESSIVE NOISE

To ensure all guests enjoy the comfort and safety of the facilities we offer, The Seraya upholds a strict zero tolerance policy towards commotion and excessive noise. Any person found to be on our premises creating excessive noise or otherwise causing a disturbance will be requested to leave the hotel without refund.

 

INAPPROPRIATE BEHAVIOUR

Should any action by a guest, may it be towards our staff or otherwise, be deemed inappropriate by The Seraya, or if any inappropriate behaviour is brought to attention, the hotel reserves the right, after the allegations have been investigated, to take action against the guest which may result in, but not limited to, being asked to leave without a refund for any services incurred.

SMOKING

The Seraya Komodo Resort as an eco-friendly barefoot luxury property has a "clean air" policy. We active discourage smoking anywhere in the resort; but there are designated smoking areas set aside for such habits. 

​

For safety and to assure that our facility is not exposed to items or actions that create an odor which is unhealthy and objectionable to our guests and staff, and that is difficult to remove from the air, linen, and furniture we do not permit smoking tobacco, marijuana, illegal drugs, e-cigarettes, vape pens, vaping, cartridges containing the liquid of nicotine, hookahs, incense, cooking, cigars, candle burning, the use or diffusing of patchouli oil or other strong-smelling plant-based essential oils or synthetic products in our facility. 
 
Guests are encouraged to notify guest relation staff immediately if they smell cigarette, marijuana, or other objectionable odors. This policy is not intended to stop people from smoking, but to regulate where they smoke and how it affects others. A Designated Smoking Area is provided outside and away from the bungalows. Marijuana is prohibited at all times.

CURRENCY, TAX & SERVICE CHARGE

Rates are in Indonesian Rupiah (IDR) and are subject to 21% government tax and service charge, unless otherwise stated. Onsite cash payments may be made in Indonesian Rupiah only.  

 

THIRD-PARTY BOOKING SOURCES

In the case of cancellation or modifications to reservations made through sources other than directly with The Seraya or the hotel website, The Seraya recommends guests first contact their source of booking for assistance before approaching hotel staff.

FORCE MAJEURE

The Seraya cannot accept responsibility or pay any compensation where the performance or prompt performance of the reservation contract is prevented or affected by reason of circumstances which amount to “force majeure”.

 

Circumstances amounting to “force majeure” include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of your accommodation (which cannot reasonably be remedied to a satisfactory standard before the start of your stay) through fire, flood, explosion, storm or other weather damage, break-in, criminal damage, riots or civil strike, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity, epidemic and all similar situations beyond our control.

 

It is explicitly agreed that an event of force majeure suspends execution of the reciprocal obligations for the parties, and that each party shall pay the expenses resulting therefrom. In particular, the guests alone shall pay the additional expenses that might be incurred for any change in hotel, following the event of force majeure.

CHANGES OR MODIFICATION TO THE HOTEL TERMS AND CONDITIONS
The Seraya reserves the right to amend, modify, change, cancel, vary or add to the above terms and conditions or the arrangements and content featured on our Hotel website at any time without prior notice. Any modification to these terms and conditions that occurs before your departure is considered a part of your reservations agreement with us.
